
Treasure Valley Market Update: April 14, 2026
Spring is here, rates are easing, and buyers finally have room to breathe.
If you've been watching the Treasure Valley market and wondering whether now is a good time to make a move, here's your honest, straight-talk update for this week.
The Big National Picture
Nationally, the spring homebuying season got off to a slow start. The National Association of Realtors reported that existing home sales dropped 3.6% in March to a nine-month low ... and NAR actually cut its 2026 sales forecast from a +14% gain all the way down to just +4%. Rising mortgage rates, wobbly consumer confidence, and a softer job market are the main culprits.
The national median home price is still rising, hitting a new March record at $408,800, but fewer people are actually closing deals.
Here's the thing though: Treasure Valley is not Las Vegas. And it's not Austin. Those Sun Belt markets are seeing real price drops. Idaho is doing something different.
What's Happening Right Here at Home
Ada County closed 810 single-family home sales in March ... a 19% jump from the same time last year. People are still buying here. They're just doing it at a pace that actually allows them to think before they sign.
The numbers for March:
- Ada County median price: $540,000 - down 4.3% from last year
- Canyon County median price: $432,995 - up 1.9% from last year
- Days on market: 55 days in Ada, 63 days in Canyon - both up roughly 20% year-over-year
Think of the old market like a grocery store at 5pm on a Friday ... everyone grabbing for the same cart, decisions made in seconds. Today's market is more like a Saturday morning: steady traffic, but you can actually stop and compare products before you check out.
Mortgage Rates Right Now
The 30-year fixed rate is sitting at about 6.39% today. The 15-year is around 5.72%, and the 5/1 ARM is near 5.66%.
Here's what that means in real dollars: on a $450,000 home with 20% down, your monthly payment today is roughly $2,250. Six months ago, at around 6.75%, that same loan would have cost you about $2,335/month. That's $85 less every month, about $1,000 a year back in your pocket just from rates easing up.
Forecasters at Fannie Mae think rates could dip below 6% later this year. We'll see ... but even if they stay where they are, they're better than they were.
Two Big Idaho Stories You Should Know
The legislature wrapped up its 2026 session on April 2nd with two wins for housing:
First, Idaho passed a short-term rental reform bill (HB 583) that limits how much cities and counties can restrict Airbnb and VRBO-type rentals. If you own or are considering a vacation rental in McCall, Garden Valley, or Boise, the rules just got a little clearer and a little friendlier.
Second, lawmakers passed two bills to make it easier to build starter homes and accessory dwelling units (ADUs) statewide. An ADU is basically a small apartment you can build on your existing lot ... a garage apartment, a mother-in-law suite, that kind of thing. These bills clear some of the red tape that was holding those projects back.
The Highway 16 corridor is moving fast. Idaho DOT just fast-tracked the new freeway between I-84 and SH-44, and it's now expected to open in 2027 ... a full year ahead of schedule. The Middleton-to-Star widening of US-20/26 is also starting construction this year, four years earlier than originally planned.
If you're looking at homes in Star, Middleton, or north Nampa, this is a big deal. Infrastructure improvements like this almost always push property values up in the neighborhoods they connect.
What About McCall and Valley County?
If McCall has ever been on your radar, now is a solid time to take a serious look. The median list price has dropped about 18% year-over-year to around $897,000. Homes are sitting on the market for 100+ days, and buyers are successfully negotiating about 4% below asking price. That's the most room to deal that Valley County has seen in years. Garden Valley and the Crouch area are similarly quiet, with recreational acreage available for anyone ready to explore.

Honestly, a little patient and a little excited.
Sellers: your market hasn't collapsed. Prices are holding, especially in Canyon County. But the days of a home selling in a weekend with 12 offers are over for now. Price it right from the start and give it a few weeks.
