The new Costco on the Meridian and Kuna line opens Nov. 5, and it's the first of several big openings with real dates on the calendar between now and summer 2027. I left off anything that only has a "someday" timeline. Every item below has an opening date or month announced by the business, the developer, or ITD.

If you're deciding where to buy in the valley, this is worth a look. New grocery, retail, jobs and a new highway change how a part of town works day to day. I've added a home search for each area so you can see what's for sale nearby. (One already happened, by the way. Ada County's Park at Expo Idaho in Garden City opened Oct. 23, so it isn't on the countdown.)

A quick note on dates: they're the latest ones the business, developer or agency has announced, and construction schedules can move. I'll update this post if they do.

    1. South Meridian Costco

What it is: A new Costco warehouse with a gas station and more than 900 parking spaces.

Where: South Meridian near Meridian Road and Lake Hazel Road, right on the Meridian and Kuna line.

Confirmed date: Thursday, Nov. 5, 2026. Doors open at 8 a.m., right after a 7:30 a.m. ribbon cutting (Meridian and Kuna Chambers of Commerce).

Why it matters for living there: Until now, a lot of south Meridian and Kuna shoppers have driven up to the Boise Costco. One Kuna resident told KIVI that's about 10 miles each way. Having one on this side of the valley cuts that trip down. Expect heavier traffic on Meridian Road and Lake Hazel for the first few weeks. ACHD says Costco installed two new traffic signals at the entrances.

    QUICK TAKEAWAY

If you're looking south of I-84, the big-box run just got a lot shorter. Skip opening week if you don't like crowds.

    2. Downtown Boise YMCA

What it is: The new CapEd Downtown Boise YMCA. It's about 109,000 square feet, with an aquatics center, eight fitness studios, courts, an indoor track and space for St. Luke's and CapEd inside the building.

Where: Downtown Boise on State Street, across the street from the current Y.

Confirmed date: Saturday, Dec. 12, 2026, with a ribbon cutting at 10 a.m. (Treasure Valley Family YMCA). The current building closes Dec. 7 through 11 so staff can move over.

Why it matters for living there: The Y says the new building can handle about 16,000 members and 100,000 visits a month, up from about 11,500 members today. If you live downtown, in the North End or nearby, that's a lot more pool and gym capacity within a short drive or bike ride. The Y's parking garage and early education center are a separate phase planned for late 2027.

    WHY THIS MATTERS

More capacity for a gym and pool that has been packed for years. Plan on temporary parking lots for the first year.

    3. Fred Meyer in Caldwell

What it is: A 155,000-square-foot Fred Meyer with groceries, home goods, electronics, apparel, a fuel center, a drive-up pharmacy and a Starbucks. The Idaho Press reported it's Fred Meyer's first new store in nine years.

Where: North Caldwell along US-20/26 near Middleton Road.

Confirmed date: Late January 2027, according to Fred Meyer's October announcement as reported by KBOI 2News.

Why it matters for living there: KIVI reported that a big part of Caldwell is still a long drive from a full grocery store, and the city's population has grown nearly 30% since 2020, per Community Planning Association of Southwest Idaho (COMPASS) data. This store fills a gap on the north side of town. It's also expected to bring about 250 jobs, according to the Idaho Press.

    PRO TIP

If you've looked at north Caldwell and the grocery drive held you back, that changes this winter.

    4. The Village at Meridian Expansion, Final Round

What it is: The last phase of The Village at Meridian's expansion. It adds six new buildings and close to 80,000 square feet, all of it leased. Names CenterCal has announced for the expansion include The Capital Grille, Culinary Dropout, Williams Sonoma and Pottery Barn, plus first-in-Idaho spots like 7th Avenue.

Where: The Village at Meridian, Eagle Road and Fairview Avenue.

Confirmed date: The developer says full Phase II completion is expected in February 2027 (CenterCal Properties). The Village's property manager told KIVI the final round opens in the first quarter of 2027. The first wave of stores already opened Oct. 9 to 11.

Why it matters for living there: The Village is already Meridian's main spot for dining out and shopping. This makes it bigger and adds a few names that are new to Idaho. It also means more weekend traffic around Eagle and Fairview.

    QUICK TAKEAWAY

Central Meridian keeps adding places to go. Factor the Eagle Road traffic into any commute you test.

    5. A New Target at The District at Ten Mile

What it is: A new Target that anchors The District at Ten Mile. The developer says a lot of the first-phase retail and restaurants will open at the same time as Target, with names like Panera Bread and Over Easy already announced.

Where: The I-84 and Ten Mile Road interchange in Meridian.

Confirmed date: May 2027. "Target will open May of 2027," Ahlquist's chief leasing officer told KIVI.

Why it matters for living there: West Meridian and the Ten Mile area have filled in fast, and most of the big retail has been east on Eagle Road. This puts a Target and a new cluster of restaurants right off the freeway on the west side. Ten Mile Road traffic is the trade-off, and neighbors are already watching it.

    WHY THIS MATTERS

If you're shopping west Meridian, everyday errands are about to move closer.

    6. SEL Manufacturing Plant in Nampa

What it is: Schweitzer Engineering Laboratories is putting more than $150 million into a 103,000-square-foot manufacturing facility. SEL makes equipment that protects and controls power grids.

Where: Nampa's Sugar District, a few blocks east of the I-84 Garrity Boulevard interchange, in the former Macy's building.

Confirmed date: The company told the Idaho Press it expects the plant to be operational in the first half of 2027. SEL's own release says 2027.

Why it matters for living there: SEL says it will start with about 250 manufacturing jobs, with a $26 starting wage plus shift differentials. That's a sizable new employer in Nampa, and it means more people working on the west side of the valley instead of driving to Boise every day.

    PRO TIP

New jobs in Nampa mean a shorter commute for more people who already live in Canyon County.

    7. SH-16 Extension, I-84 to SH-44

What it is: A new limited-access highway, two lanes each way, connecting I-84 to SH-44. ITD calls it the area's first new freeway in over four decades. It has interchanges at I-84, Franklin Road, Ustick Road, US-20/26 (Chinden) and SH-44 (State Street).

Where: The line between west Meridian and east Nampa, running north toward Star and Eagle.

Confirmed date: ITD's October 2026 project update says the corridor is expected to open in mid-2027 and is about 60% complete. ITD notes schedules can change.

Why it matters for living there: Right now, getting from Star, north Meridian or the Eagle area to I-84 means surface roads like Ten Mile, Linder or McDermott. Once SH-16 opens, there's a direct freeway route. That could change commute math for a lot of the northwest valley. ITD also says not to drive on it before it opens, even where it looks finished.

    QUICK TAKEAWAY

If you're weighing Star or northwest Meridian against a closer-in area, figure in the SH-16 drive, not just today's.
