    Common Questions

Boise County Real Estate — FAQ

Boise County's main communities include Idaho City (the county seat), Horseshoe Bend, Garden Valley, Crouch, Lowman, and Placerville. The county covers a large area of mountainous terrain north and east of Boise, including parts of the Boise National Forest. Most of the county is rural with homes on acreage.
Idaho City is about 38 miles northeast of Boise, approximately a 1-hour drive via Highway 21 (the Ponderosa Pine Scenic Byway). Horseshoe Bend is closer at about 35 minutes from northwest Boise via Highway 55. Garden Valley and Crouch are about 1.5 hours from Boise.
Boise County is one of the best areas near Boise for rural and semi-off-grid living. Many properties are on well and septic, and parcels of 5–40+ acres are common. Some areas have limited cell service and rely on satellite internet, though Starlink has made remote connectivity much more viable. Property taxes are generally lower than Ada or Canyon County.
Boise County offers some of the most affordable acreage near the Boise metro. Homes on 1-5 acres typically range from $250K–$450K. Larger parcels (10-40 acres) with homes can range from $400K–$700K depending on location and improvements. Idaho City and Horseshoe Bend have the most inventory, while Garden Valley tends to be higher-priced due to hot springs and recreation access.
Boise County is an outdoor paradise — Idaho City has extensive ATV/UTV trail systems, the Boise National Forest offers hunting, fishing, camping, and hiking, and the area is home to several natural hot springs (including Kirkham Hot Springs and the Lowman area). Bogus Basin ski area is accessible from the southern edge of the county. The Middle Fork of the Payette River runs through the county and is popular for whitewater rafting.
