What a $500K, $750K, and $1M Home Actually Looks Like in Meridian Right Now

    Ben Janke04/13/2026

Based on 221 closed sales in Meridian over the past 30 days - here's what your money actually buys.

If you've been watching the Meridian market - or quietly wondering what your own home might be worth - you've probably noticed that prices feel like they've settled into a new normal that doesn't look anything like 2019. So what does a Meridian home actually look like at each price point right now? Not what Zillow estimates. Not what your neighbor thinks. What buyers are actually paying and what they're walking away with.

We pulled the last 30 days of closed sales in Meridian and broke them down by price tier. The results are more interesting than you'd expect - including one number that genuinely surprised us.

    The $500K Home in Meridian

    What you're getting: ~2,054 sq ft | 3-4 bedrooms | 2.5 bathrooms | ~$261/sq ft

At $500,000, you're buying a home that's almost certainly new or nearly new construction. More than 60% of homes that closed in this range over the past month were either brand new or under construction - Meridian's builder pipeline is very much alive at this price point.

Expect a two-story layout more often than not, a 2-car garage, and solid finishes - quartz counters, LVP flooring, stainless appliances - but not a lot of wiggle room for upgrades or lot size. You'll typically land in subdivisions like Pinnacle, Prescott Ridge, Skybreak, or Millwood.

Here's the number that catches people off guard: homes in this range are taking an average of 71 days to sell. That's the longest of any price tier right now. Buyers at $500K are rate-sensitive and careful. They take their time. If you're a seller in this range, pricing sharp out of the gate matters more than it does at higher price points.

The good news? When these homes do sell, they're going for 99.8% of list price - meaning sellers are barely budging.

One more thing worth noting: $500K is now below the Meridian median. The median closed price in Meridian over the past month was $629,000. If you assumed half a million was still the "nice" Meridian home, the market has moved.

    The $750K Home in Meridian

    What you're getting: ~2,790 sq ft | 4 bedrooms | 3 bathrooms | ~$277/sq ft

Spend $250,000 more and you pick up roughly 750 additional square feet, a full extra bathroom, and - in most cases - meaningfully better lot size and outdoor space. The $750K range is where you start to see more separation between homes: open-concept great rooms with high ceilings, three-car garages, main-floor primary suites in some floor plans, and neighborhoods that feel a step more established.

New construction still dominates here (~60%), but you'll find more move-in-ready homes from the 2018-2022 building boom that have already been lived in, landscaped, and finished out. Top neighborhoods at this price point: Pinnacle, The Oaks North, Inspirado, and Bridgetower.

The market moves faster here - 51 days on market on average, versus 71 at the $500K tier. Buyers at $750K tend to be more decisive, often trading up from a first home and clearer on exactly what they want. Sale-to-list ratio holds strong at 99.5%.

The price-per-square-foot jump from $500K to $750K is relatively modest ($261 to $277), which means you're mostly paying for more home rather than a premium on finishes - a sign that this tier is reasonably efficient for buyers.

    The $1M Home in Meridian

    What you're getting: ~3,278 sq ft | 4+ bedrooms | 3.5 bathrooms | ~$310/sq ft

Here's the number that genuinely surprised us: $1M homes in Meridian are selling faster than $500K homes right now. Average days on market at this tier? Just 33 days - less than half the time it takes to move a $500K home.

Buyers at this level know exactly what they want, they've been watching the market, and when the right home comes up, they act. There's no tire-kicking at $1M.

What are they buying? Homes in this range averaged just over 3,200 square feet, but perhaps more telling: three of the five $1M closings last month were single-story homes. At this price point, buyers aren't optimizing for maximum square footage - they're prioritizing main-floor living, larger lots, and premium finishes. Think wide-plank hardwood, high-end appliance packages, 3-car garages, and outdoor living spaces that actually get used.

The neighborhoods showing up at $1M include Bainbridge, Saguaro Springs, Matador Estates, and Oakwood Estates - communities that tend to have larger lots and more architectural variety than the typical production-builder subdivisions.

Price per square foot climbs noticeably here: at $310/sq ft, you're paying a real premium over the $500K tier - but that premium buys you location, lot quality, and finish level that the lower tiers simply can't match.

A few things stand out in that table. First, sellers across all three tiers are holding firm - nobody is dramatically discounting. Second, the relationship between price and speed is the opposite of what most people assume. More expensive homes are moving faster. And third, the jump from $500K to $750K gives you an outsized increase in square footage relative to the price increase - buyers willing to stretch tend to get good value in that range.

What Does This Mean If You Own a Home in Meridian?

If you bought in Meridian between 2018 and 2022, there's a reasonable chance your home's value has moved into - or close to - one of these tiers. The median closed price in Meridian right now sits at $629,000. Homeowners who bought at $400K-$500K five years ago may be sitting on more equity than they realize.

Curious where your home lands? We can give you a specific number - not an algorithm estimate, but an actual market analysis based on what's selling in your neighborhood right now.
